What is a fixed-price remodeling contract?
A fixed-price contract is an agreement where the contractor commits to completing the defined scope of work for a set dollar amount. Unlike a cost-plus contract where the final cost is determined by actual expenses, a fixed-price contract gives the homeowner a known number before construction begins. The contractor agrees to deliver everything in the scope for that price. If their labor or material costs run higher than anticipated, that is the contractor's problem to manage, not the homeowner's.

Legitimate unforeseen conditions, like discovering unexpected structural damage behind a wall, may warrant a change order. But those should be rare in a project that went through a thorough planning phase.
What is the difference between a fixed-price contract and an estimate?
An estimate is a preliminary number based on incomplete information. It is subject to change and carries no contractual weight. A fixed-price contract is a legally binding commitment to deliver a defined scope for a defined price. Never confuse the two. If a contractor gives you an estimate and asks you to sign a contract, read the contract carefully to confirm it is actually fixed-price and not just cost-plus with an estimate attached.
