Signs of a good contractor include being licensed and insured, having a good reputation and positive reviews, being willing to provide references, having a clear and detailed contract, and being responsive to your questions and concerns.
As mentioned above we highly encourage all homeowner to use a design-build firm which will drastically reduce your risk and potentially save you thousands of dollars.
We recommend not paying a home improvement contractor more than 50% up front. We ask for 30% at the time of signing the construction agreement, 30% once the demolition is completed, 30% when the project(s) are about 75% completed, and then 10% when the project is completed.
This is common in the construction industry and is called the 30/30/30/10 plan.
Unfortunately everything continues to increase. I remember when fast food was $4-5 dollars for lunch. Now it’s $11-$15. So the price has essentially tripled.
If a kitchen used to cost $20k years back, now it is around $50-$60k.
Home improvements are one of the largest ticket items people buy so when it goes up by a few percent it makes a large difference.
The first recommendation is to only work with a design build company as mentioned in the first question above. To protect yourself when paying a contractor, make sure to get a detailed contract that includes the scope of work, the materials that will be used, the total cost, and the payment schedule. Also, never pay the full amount up front and never pay in cash, instead use a check or a credit card.
Our assumption is they don’t want to report it to the government. As a homeowner you don’t want to pay them cash because it is hard to prove you made a payment to them. You want to use a credit card or check that shows you paid them in case you need to sue them or file a complaint with a government agency.
It is not necessary but will help you and the contractor to cut to the chase and see if it makes sense to discuss further. Many homeowners think the contractor will base their project off of what the homeowner tells them.
Most contractors want to know the homeowner budget to see if it even makes sense to have a conversation. About 30%-50% of the conversations we have in the beginning aren’t a good fit because a homeowner thinks a $60k kitchen costs $20k. It’s not their fault, especially with influences like HGTV.
So a contractor will need to know roughly what you want to spend to see if they can make it work for your needs.
As of writing this a front door has the highest ROI, then a kitchen, then a master bathroom, then guest bathroom, then laundry room, then entertainment wall.
